About our bathroom resealing in Joppa
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, kitchen worktops & upstands and baths, and the jobs we see most are water getting behind the kitchen upstand and mouldy sealant that has gone black.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Squeegee the walls and tray after use
- Give the silicone its full cure time
- Keep bottles off the sealant line
- Use gentle cleaners on the silicone
In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Common questions in Joppa
I let a flat near Ayr station. Can you help?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Is Joppa in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Joppa is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Where is Mr Mastic based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
What sealant work can’t fix
Before you book, it’s worth knowing the limits too:
- Cracked or missing grout between tiles (that’s regrouting)
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Different surfaces, different methods
Basins & vanity units
Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Bathroom resealing in Joppa: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
If you let a flat or house near Ayr station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Coylton Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If we find a deeper problem, you will hear it from us. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Joppa, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Preparing for the visit
- Tell us about any water getting in
- Let us know about parking restrictions
- Clear the area around the work

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
