About our bathroom resealing in Forehill

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about leaking joints on a shower screen and a reseal done over the top of the old bead.

In and around a place like Forehill, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Different surfaces, different methods

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Your questions about bathroom resealing in Forehill

Do you work in hotels near Forehill?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you work for landlords with property near Ayr station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Bathroom resealing around Forehill

Forehill is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Forehill. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For site and facilities teams at buildings such as Belmont Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Ayr station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Why it’s worth doing now in Forehill

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Why Forehill customers choose us

  • Domestic, commercial and hotel work
  • Quality sealants from Arbo and Everbuild
  • Sealant colour chosen to suit
  • We leave the area clean and tidy

What we do, step by step

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. Outdoor work around Forehill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Tell us if parking is tricky
  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What we are called out for in Forehill

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Look out for any of the following:

  • Lumpy, uneven sealant from a DIY attempt
  • A joint torn by a bath that flexes
  • Black mould in the silicone that will not clean off
  • Leaking joints on a shower screen

Homes close to Castlehill Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracks in the tray itself rather than the joint
