Bathroom Resealing in Ayr
Professional bathroom resealing in and around Ayr, with old sealant always removed completely and a 12-month guarantee.
- Water escaping at the shower enclosure
- A messy, uneven bead from a previous reseal
- Water getting behind the kitchen upstand
How we handle bathroom resealing in Ayr
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and the jobs we see most are black spots spreading through the bead and cracked, shrunken or lifting silicone.
Around Ayr, we see everything from older flats to family homes on newer estates. The jobs are much the same in all of them: mouldy beads, gaps where a bath has moved and grout that is cracked or stained.
There’s a 12-month guarantee on every job, whatever its size.

How the job changes by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.
What affects the cost of bathroom resealing
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- How easy the joints are to reach
- Which sealant suits the joint
- The size of the job
- How many rooms, windows or areas are involved
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The problem you’ve noticed
- Where the job is, and your postcode
- If someone has resealed it before
- The type of property
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower. Parking around Ayr is rarely difficult, though older streets in the centre can be tight. If you’re in a flat with a shared stair or a door entry system, let us know when you book.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Preparing for the visit
- Move anything stored near the joints
- Keep children and pets away from the work area
- Tell us about any previous sealing or DIY attempts
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

What bathroom resealing looks like in Ayr
Ayr is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Letting a property close to Ayr station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as St Andrews Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Belmont Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Around Ayr
Typical jobs here are in homes near Railway Tavern and Wellington School. Ayr has its own railway station: Ayr station. Nearby you will also find Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). Not far away are Carcluie Loch.
Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it. Private landlords in a town like Ayr must keep homes wind and watertight under the Repairing Standard. Replacing failed sealant early is simpler than dealing with a complaint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Can you do several jobs on one visit?

How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

Allow a morning or an afternoon for most single baths and showers. We will confirm how long your job needs when we quote.
What information do you need?

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Keep an eye on the corners, where splits start
- Keep the fan on for a while after bathing
- Dry worktop joints after washing up
- Move toiletries away from the joint
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
