Regrouting in Ayr, South Ayrshire
Tiled areas in Ayr need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Grout in corners that has cracked
- Discoloured grout on otherwise sound tiles
- Old grout in a dated colour
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How we handle regrouting in Ayr
Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. If you have corners filled with grout instead of silicone and kitchen splashback grout stained by grease, we can put it right, whatever the surface.
Scottish water is generally soft, so homes in a town like Ayr see less limescale than many parts of England. But mould still finds its way into sealant and grout wherever a room stays damp.
Every job comes with a one-year guarantee.

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Have loose tiles looked at early
- Look at the sealant in the corners now and then
- Use a soft brush rather than a wire one
- Avoid neat bleach and strong acid descalers on grout
A squeegee or cloth over the tiles after use keeps water off the grout. Run the extractor fan or open a window to help it dry out.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.
What happens if it’s left?
Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. In flats with a shared stair in Ayr, a leak from a failed seal can affect the flat below too, and that is much harder to put right.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

What the job involves on each surface
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.

Questions from Ayr
Do you work for hotels and guest houses in Ayr?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Do you work for landlords with property near Ayr station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is it possible to regrout only the shower area?
Yes. We will check the other tiled areas as well and tell you if anything else needs attention.
Could my grout be a different colour after regrouting?
Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Is there any odour?
Possibly a little. It fades as the sealant cures.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Honest limits
To be straight with you, some problems need a different trade:
- A leaking wet room membrane
- Movement in a stud wall or floor
- Tiles that have come away from the wall
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Bathrooms and kitchens in Ayr
Ayr is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you live in an older home near St Andrews Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Belmont Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Ayr station? Then a regrout while the flat is empty is quicker than working around a tenant.

What we do, step by step
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours, or longer for a fully tiled room. For a job in Ayr, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can
