About our regrouting in Belmont
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. Common call-outs are for grout in corners that has cracked and cracked or crumbling grout lines, across kitchen splashbacks, bathroom floors and shower walls.
For a place like Belmont, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Landlord and commercial work in Belmont
For anyone letting property in or around Belmont, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Bathrooms and kitchens in Belmont
Belmont is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Schools such as Belmont Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Belmont is about 1 mile south of Ayr, in South Ayrshire. Belmont gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Jobs for regrouting in KA7 and KA8 works the same way as everywhere else we cover. If you need regrouting at a property on Midton Road, Morton Road and Carrick Road or anywhere close by, we can help. Within a short drive, we also cover Troon (7 miles north), Prestwick (3 miles north), Maybole (7 miles south), Drongan (6 miles east), Joppa (4 miles east) and Barassie (8 miles north). Belmont is one of the larger places we cover in South Ayrshire.

What happens on the day
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a shower enclosure, longer for a whole room. Around Belmont, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Getting ready for the visit
- Tell us about any water getting in
- Keep children and pets away from the work area
- Let us know about parking restrictions

Related advice
When to call us in Belmont
Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and when they aren’t, water gets in.
People usually contact us after spotting one of these:
- Grout in corners that has cracked
- Grout washed out of a shower
- Good tiles let down by tired grout
- Grout that stays dark however much it’s cleaned
If you let a flat or house near Ayr station, a regrout while the flat is empty is quicker than working around a tenant.
What to look for in a quote
- How much experience the applicator has
- Is the old sealant removed completely?
- Whether the sealant suits the joint
- Are they insured?
Belmont: your questions answered
Do you cover smaller places like Belmont?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Ayr station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
What do you need from me for a quote?
A short description and the location. We’ll ask anything else we need to know.
Are you insured?
Yes. Full insurance covers our work.
Can you quote for more than one area?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
What if some of my tiles are loose?
Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
What the job involves on each surface
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.
Bathroom floors
Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.
What sealant work can’t fix
Sealant is not the answer to every problem, and we will tell you before work begins. It won’t solve:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Cracked or broken tiles
- A floor or wall that keeps moving
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Bathroom wall tiles
- Kitchen splashbacks
- Tiled floors
- Shower walls
- Wet rooms
- Bathroom floors
What happens if it’s left?
Regrouting keeps the tiles you already have. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
