Regrouting for Alloway homes and businesses

Regrouting in Alloway, done properly

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you send an email to info@mrmastic.co.uk. If you are dealing with gaps where the shower grout has gone and good tiles let down by tired grout, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job.

What the job involves on each surface

Kitchen splashbacks

Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.

Bathrooms and kitchens in Alloway

Alloway is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Alloway has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Rented homes near Ayr station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. In the older streets around Alloway Kirk, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Alloway is about 2 miles south of Ayr, in South Ayrshire. Whether you are in the middle of Alloway or further out, we cover regrouting for every kind of property, from flats and houses to offices and hotels. Alloway is one of 52 places in South Ayrshire we cover. Our Glasgow page covers work nearby.

Leave it or put it right?

Cleaning products may brighten grout for a time, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. Around Alloway, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins.

Why book with us

  • Tidy, careful work
  • One-year guarantee on every job
  • An ARBOMaster approved applicator
  • We never seal over old sealant

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a few hours, or longer for a fully tiled room, depending on how much there is to do. Outdoor work around Alloway depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Loose tiles, which need refixing first
  • A leaking shower valve or waste
  • Failed tanking or waterproofing under the tiles

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we’re called out for in Alloway

Poor ventilation keeps grout damp, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

People generally contact us when they notice something like this:

  • Grout that stays dark however much it’s cleaned
  • Gaps where the shower grout has gone
  • Grout in corners that has cracked
  • A grout colour that no longer suits the room

Schools such as Belmont Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before you book

  • What happens if the job turns out different
  • What product goes in the joint
  • How the colour is chosen
  • Whether VAT is included

Our hiring checklist

What affects the quote in Alloway

We don’t publish a price list, because no two jobs are the same. What we look at:

  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • The number of rooms or windows
  • The product the joint needs

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Asking for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • Roughly how big the job is

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Rinse soap off the tiles after each shower
  • Do not ignore a tile that feels loose
  • Open a window or run the fan to clear steam
  • Don’t use strong acidic cleaners on grout

Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well to help it dry out.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

Alloway questions

Do you work in hotels near Alloway?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Ayr station. Can you help?

Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Could my grout be a different colour after regrouting?

It can. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

How long does the job take?

Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer, and we’ll say how long yours will take.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.
