Ayr questions

Can you help a landlord with a rental near Ayr station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Is Ayr in your area for remedial sealant?

Yes. We work across all of Scotland, and Ayr is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Do you guarantee remedial jobs?

Yes. Our 12-month guarantee covers the work, and we are fully insured.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Can failed expansion joints be resealed?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Are you fully insured?

Yes. We’re fully insured for domestic and commercial work.

Remedial sealant in Ayr

If a joint fails again and again, something is causing it. A tray that moves, a worktop that isn’t fixed, the wrong sealant or water getting in elsewhere will beat any new bead. Finding that cause comes before any new sealant. We’re often asked to deal with a shower that leaks however often it’s resealed and smears and lumps from a botched reseal, across mouldy bath & shower sealant, botched or over-sealed joints and leaking tray & enclosure joints.

Homes in a town like Ayr range from flats in older buildings to family houses on newer estates. The jobs are much the same in all of them: mouldy beads, gaps where a bath has moved and grout that is cracked or stained.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Leave it or put it right?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. If you live in a flat in Ayr, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What happens on the day

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Ayr, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can

Advice

How the job changes by surface

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We will tell you what we find.

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, and then we reseal it neatly.

What we’re called out for in Ayr

One of the commonest remedial jobs is sealant on top of sealant. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

People normally contact us after spotting one of these:

  • Floor or wall movement joints that have failed
  • Over-sealed joints coming away
  • Mould trapped under a layer of silicone
  • Leaks that keep coming back after resealing

Managing a site like Belmont Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Choosing a sealant specialist

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clean sealant with mild products only
  • Never seal over old silicone
  • Act on a lifting corner straight away
  • Air the bathroom so the sealant can dry

Clean gently: no scraping, scouring pads or harsh chemicals.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.

Remedial sealant in Ayr: local notes

Ayr is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Ayr. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as St Andrews Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Ayr station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
