Windows and doors in Ayr
Ayr is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Letting a property close to Ayr station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around St Andrews Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Belmont Academy, the mastic around its windows and doors needs looking after like any other building’s.

Scottish towns like Ayr tend to mix older stone-built streets, harled houses and newer estates, and windows range from older sash and case to modern uPVC. The sealant has to suit both the frame and the wall it sits in.

Why act early in Ayr
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. If you live in a flat in Ayr, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Do not aim a pressure washer at the joints
- Keep paint and stain on wooden frames in good order
- Clean frames with a soft cloth and soapy water
- Avoid harsh chemicals near the mastic
Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How the visit works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning for a couple of windows and a door. In a Scottish town like Ayr, parking is normally straightforward, though older centres can be tighter. If you’re in a flat with a shared stair or a door entry system, let us know when you book.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.

Advice
What we can’t put right
A few problems are outside what sealant work can do:
- A failed sealed unit that has misted up
- Draughts through the window seals rather than the frame
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Your questions about window mastic in Ayr
Do you cover Ayr for window mastic?
Yes, Ayr is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Is window mastic in a coastal place like Ayr any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you seal the gap between the frame and the plaster indoors?
Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.
Is the new sealant paintable?
Not normally, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Can landlords and businesses book you?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
Where are you based?
We are a Crawley-based firm. Our area covers South East England, London and Scotland.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
Can you get sealant to suit coloured frames?
Yes. Grey and black frames get grey or black sealant, and wood-effect frames usually suit brown.
Different surfaces, different methods
Composite doors
An exposed front door gets wind-driven rain. Those corners get the most care.
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
How we quote for window mastic
We don’t publish a price list. The quote depends on:
- The number of rooms or windows
- When we can work, for business premises
- The old material and how stubborn it is
- The size of the job
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
Asking for a quote
When you contact us, it’s useful to know:
- How we’d reach the joints
- The type of property
- Any previous sealing or DIY work
- The rough size of the job
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work.
