New build mastic in Ayr, done properly

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that is what rushed new-build sealant normally lacks. We work on bathrooms & en suites, windows & doors and kitchens, and the jobs we see most are plot mastic for developers ahead of handover and sealant applied over dusty or wet surfaces.

A lot of new homes in Scotland are timber-framed, and they settle in their first years, so skirting and floor joints can open up in the first year or two, in Ayr as anywhere.

Each job carries a 12-month guarantee, whatever its size.

Your questions about new build mastic in Ayr

Is there a guarantee on new build mastic in Ayr?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can you do new build mastic in Ayr?

Yes. Our work covers the whole of Scotland, and Ayr is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can I send you my snagging list?

Yes. Send us the sealant items on the list, with pictures if you can and we will give you a quote. We’ll flag anything that needs another trade.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Why does sealant fail so quickly in new builds?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.

Where do you work from?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Leave it or put it right?

Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. In flats with a shared stair in Ayr, a leak from a failed seal can affect the flat below too, which turns a small job into a bigger one.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Why Ayr clients choose us

Joints and finishes in Ayr homes

Ayr is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

In and around Ayr, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Ayr station, the sealant around baths, showers and frames is worth checking in the first year or two.

Ayr is about 31 miles south-west of Glasgow, in South Ayrshire. Ayr gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours in a single home. For a job in Ayr, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

What affects the cost of new build mastic

The price is agreed before any work begins. It takes into account:

  • Which sealant suits the joint
  • Any mould that needs treating
  • The number and length of the joints
  • Access and height

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

To help us quote quickly, please include:

  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

Different surfaces, different methods

Show homes

Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one that suits the frame.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
