Joints and finishes in Belmont homes
Belmont is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Belmont, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Ayr station, it’s worth checking the sealant early, while snags are still fresh.

New build mastic for homes and businesses in Belmont
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first and if that stalls, we can do it. We work on windows & doors, plot handovers and bathrooms & en suites, and the jobs we see most are kitchen sealant that has pulled off the wall and untidy sealant flagged on a snagging list.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

When it isn’t the sealant
We won’t take on work that won’t last, so these are the limits:
- A tray or bath that is not properly supported, until it’s fixed
- Broken tiles or a split tray
- Leaks from pipes, valves or wastes, which need a plumber
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

The process
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours in a single home, depending on the size of the job. Outside jobs in Belmont need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Mention any parking rules near the property
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on

Related advice
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
For landlords and businesses
We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What affects the cost of new build mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Any mould that needs treating
- Which sealant suits the joint
Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.
Helping us quote
When you contact us, these details help:
- Where the job is, and your postcode
- Whether it has been sealed before
- Roughly how big the job is
- What’s wrong with the joints now
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
What the job involves on each surface
Kitchens
New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.
Bathrooms and en suites
En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.
Belmont questions
Is Belmont within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Ayr station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Are you insured?
Yes. Full insurance covers our work.
How long does the job take?
Most jobs take anything from a few hours to several days, depending on the number of plots, including preparation and clearing up. Your quote will say how long we expect yours to take.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Should I wait before resealing?
Where water is getting through, do not wait. Small gaps that are just cosmetic can be resealed once movement has slowed.
Why it’s worth doing now in Belmont
A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.
