New build mastic across South Ayrshire: what to expect

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. Common call-outs are for kitchen sealant that has pulled off the wall and gaps opening as the house dries out and settles, on skirting & floors, windows & doors and plot handovers.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours in a single home.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

What you will pay

Local landmarks in Ayr

In Ayr, that means homes and buildings near Railway Tavern, Wellington School and St Andrews Church and the streets around them. There’s a railway station in Ayr itself: Ayr station. Well-known places in the area include Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). Green spaces nearby include Carcluie Loch.

New build mastic across South Ayrshire: local notes

From Ayr, Troon and Prestwick to its smaller places, South Ayrshire has new developments as well as older homes. Snagging in new homes and floor joints in older ones are both part of the work.

Our work covers the whole of Scotland, South Ayrshire included. Longer journeys are planned in advance, and outdoor work around the weather. In the coastal parts of South Ayrshire, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Ayr: In and around Ayr, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Ayr station, the sealant around baths, showers and frames is worth checking in the first year or two.

Signs you need new build mastic

If plaster or screed was still damp when it was sealed, the bond suffers. Site programmes do not always leave time for joints to dry.

It’s worth asking for a quote if you see:

  • Smeared, uneven beads picked up at snagging
  • New-build shower sealant that has already split
  • Skirting joints opening in the first winter
  • Cracked sealant around new window and door frames

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Why act early?

The builder is normally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step.

Aftercare tips

So the new joints stay in good condition:

  • Photograph failed sealant before it’s redone
  • Open a window or run the fan after bathing
  • Put sealant faults on your snagging list early
  • Watch for new gaps as the house dries out

Don’t stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

What sealant work can’t fix

We’ll always be straight with you, so here’s what new sealant will not do:

  • Your warranty claim itself, which is between you and the builder
  • Cracking that points to a structural problem
  • Leaks from pipes, valves or wastes, which need a plumber

Common questions in South Ayrshire

What does new build mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

How long will you be here?

That depends on the amount of work, but most jobs take a few hours for most snagging lists, longer for a run of plots. We’ll give you a better idea when we quote.

Can you match the sealant colour to my new kitchen or bathroom?

White and clear are the most common, but other colours are available. We choose one to suit the room.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
