New Build Mastic in Dailly
New build mastic in Dailly from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Shower seals failing in the first year or two
- Cracked caulk along new skirting
- Gaps opening as the house dries out and settles
What happens if it’s left?
If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

New build mastic in Dailly
We work in new homes and on new-build sites across Dailly. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. We work on kitchens, windows & doors and plot handovers, and people most often call us about sealant work across a run of new homes and gaps behind new kitchen upstands.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
All our work is covered by our 12-month guarantee, wherever you are in South Ayrshire.

New build mastic around Dailly
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
In and around Dailly, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. Whether the job is in Dailly itself or nearby, the right material for each joint matters as much as a neat finish.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Your questions about new build mastic in Dailly
Is Dailly within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you do new build mastic in Dailly?
Yes. We work across all of Scotland, and Dailly is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
How long will you be here?
A typical job takes a few hours in a single home, including preparation and clearing up. Your quote will say how long we expect yours to take.
Is it worth resealing while the house is still settling?
If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Is there a guarantee?
Yes. Every job comes with our 12-month guarantee.

Aftercare tips
A little care helps the new joints last. Our advice:
- Keep water off fresh sealant until it has cured
- Keep photos and emails about snagging items
- Open a window or run the fan after bathing
- Raise failed sealant with the developer while you are covered
Follow the cure time we give you before the area gets wet. Most silicones need around a day.
Report failed sealant to the builder while you are in the snagging period. Once it ends, the repair may be down to you.

Surface by surface
Kitchens
As a new house dries, worktops and walls shift a little, which opens gaps along the back. A fresh flexible bead closes them.
Show homes
We seal show-home bathrooms, kitchens and frames. We will plan around viewing times.
When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- Cracked trays, tiles or worktops
- A tray or bath that isn’t properly supported, until it’s fixed
- Settlement cracks that need a surveyor
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

The process
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots. Somewhere like Dailly may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit
