New build mastic in Old Dailly
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. If you’re dealing with gaps opening as the house dries out and settles and new-build shower sealant that has already split, we can help.
Work in a place like Old Dailly is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Leaking fittings rather than failed sealant
- Cracked trays, tiles or worktops
- Your warranty claim itself, which is between you and the builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Your questions about new build mastic in Old Dailly
I let a flat near Girvan station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is Old Dailly in your area for new build mastic?
Yes. We work across all of Scotland, and Old Dailly is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is it normal for sealant to crack in a new home?
Lots of new homes see sealant crack early, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.
How long before the joint can be used?
It depends on the product and the conditions. We tell you how long to leave it before we go.
My new home is still under warranty. Should I contact you?
While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix doesn’t last, we can help.
When is the best time to reseal in a new build?
Where water is getting through, don’t wait. Hairline cosmetic gaps can wait until the house has settled.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Wait for the cure time before using a resealed shower
- Use the extractor fan every time you shower
- Do not seal over failed sealant yourself
- Raise failed sealant with the developer while you’re covered
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and the new finishes intact.
Leave it or put it right?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. Around Old Dailly, water from a failed joint in an older stone home can soak into timber and plaster.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.
Why Old Dailly clients choose us
- Full insurance on every job
- Colour picked to suit the job
- We leave the area clean and tidy
- Colour agreed with you before work begins
How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It normally takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Let us know about parking restrictions
- Tell us about any water getting in
- Let us know about earlier repairs to the joints

Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in and baths are filled before sealing.
Plot handovers
Good preparation at handover saves snagging later. Dust from the build is removed first and primer used where needed.
Joints and finishes in Old Dailly homes
Old Dailly is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.
For new homes near Girvan station, it’s worth checking the sealant early, while snags are still fresh. Around Old Dailly, as everywhere, new build mastic is only as good as the preparation behind it.
