How bathroom resealing works in KA26
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for smears of silicone across the tiles and shrunken sealant along the back of a worktop, on wet rooms, kitchen worktops & upstands and shower trays & enclosures.
You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included in most cases.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What affects the price in KA26
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Bathroom resealing across KA26: local notes
Homes across KA26 range from older properties to new builds, with plenty of rented property in places like Girvan, Dailly and Ballantrae. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across KA26. Coastal guest houses and holiday lets in KA26 can see heavy use in busy months, which is hard on sealant and grout.
Girvan: If you live in an older home near Methodist Church and Halls, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Girvan station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Why act early?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
Comparing quotes
- When the joint can take water or movement
- Which colour the sealant will be
- Are they insured?
- What guarantee comes with the work
Signs you need bathroom resealing
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
Keep an eye out for any of the following:
- Cracked, shrunken or lifting silicone
- Water getting behind the kitchen upstand
- Smears of silicone across the tiles
- Black spots spreading through the bead
Aftercare tips
Good habits help new joints last longer. Our tips:
- Dry worktop joints after washing up
- Squeegee the walls and tray after use
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
KA26: your questions answered
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we will quote it together.
