Maidens Bathroom Resealing
Baths, showers and worktops in Maidens need attention? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Water getting behind the kitchen upstand
- Black spots spreading through the bead
- Two layers of silicone, both failing
What we’re called out for in Maidens
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Look out for these signs:
- New sealant laid over old sealant that is now lifting
- A messy, uneven bead from a previous reseal
- Cracked, shrunken or lifting silicone
- Shrunken sealant along the back of a worktop
For jobs in and around Maidens, choosing the right material for each joint is as important as a tidy finish.
What to look for in a quote
- Are they insured?
- How hidden problems are handled
- How long to leave it before use
- The length of the guarantee

Bathroom resealing around Maidens
Maidens is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Maidens, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Common questions in Maidens
Is Maidens in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Maidens is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Is there a guarantee on bathroom resealing in Maidens?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Are you fully insured?
Yes. Mr Mastic is fully insured.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Do you work for landlords and businesses?
Yes. As well as householders, we work for landlords, agents, businesses and hotels.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- How many rooms, windows or areas are involved
- Any mould that needs treating
- The size of the job
- Whether the work is at height
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Helping us quote
To make quoting easier, please include:
- Photos by email, if that’s easy
- Whether it has been sealed before
- Whether it’s a home or a business
- How we’d reach the joints
Need a quote? Please email us at info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.
Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Looking after it afterwards
Aftercare is simple:
- Don’t let bottles sit on the bead
- Squeegee the walls and tray after use
- Don’t leave water standing on kitchen joints
- Run the extractor fan during and after every shower
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a morning or an afternoon for most single baths and showers, depending on how much there is to do. Somewhere like Maidens may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area
