Why it’s worth doing now in Old Dailly

Sorting it now is quick: it takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Old Dailly, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why book with us

  • Any old sealant cut out fully, not covered over
  • Quality sealants from Arbo and Everbuild
  • 20+ years of sealant experience
  • ARBOMaster approved applicator

Bathroom resealing in Old Dailly

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you send an email to info@mrmastic.co.uk, and you’ll get a clear quote before any work starts. We are often asked to deal with sealant that has split, shrunk or peeled away and leaks into the floor or ceiling below, across sinks & splashbacks, kitchen worktops & upstands and baths.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

All of our work is guaranteed for twelve months.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What affects the cost of bathroom resealing

You’ll get a clear quote before we start. It takes into account:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • The product the joint needs
  • When we can work, for business premises

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before any work starts.

Asking for a quote

To make quoting easier, let us know:

  • The type of property
  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • How we’d reach the joints

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.

What we cannot put right

It helps to know what we cannot do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

The process

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. For a place like Old Dailly, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access
  • Mention any leaks or damp you’ve noticed

Getting a quote

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, email us at info@mrmastic.co.uk.

Bathrooms and kitchens in Old Dailly

Old Dailly is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Letting a property close to Girvan station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Girvan Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common problems we fix in Old Dailly

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Signs it’s time to call us include:

  • A joint torn by a bath that flexes
  • Leaks into the floor or ceiling below
  • Leaking joints on a shower screen
  • A reseal done over the top of the old bead

Homes close to Old Dailly Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • Whether all the old sealant comes out first
  • Whether VAT is included
  • Which sealant they’ll use, and why
  • How long the guarantee is

10 questions to ask before you book

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep scourers and sharp tools away from the bead
  • Run the extractor fan during and after every shower
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just email us at info@mrmastic.co.uk.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
