How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Avoid pressure-washing directly into sealant joints
  • Keep movement joints as flexible joints, not mortar
  • Check the sealant is paintable before painting near it
  • Get split or bare joints resealed while the damage is small

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

External mastic for homes and businesses in Old Dailly

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on façade panels, render & cladding joints and copings & trims, and common reasons people get in touch are joints pointed up with cement by mistake and panel joints letting water in.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Why it’s worth doing now in Old Dailly

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Old Dailly: your questions answered

Can you help a landlord with a rental near Girvan station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is external mastic in a coastal place like Old Dailly any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Can you match the colour of my brickwork?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Will there be a smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

What’s an expansion joint in brickwork?

Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

What affects the quote in Old Dailly

Your quote is based on your job. We look at:

  • Which sealant suits the joint
  • The old material and how stubborn it is
  • The number of rooms or windows
  • Mould in or behind the old joints

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • Any access issues, like height or stairs

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

What external mastic looks like in Old Dailly

Old Dailly is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Managing a site like Girvan Academy? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Girvan station, outside joints that have cracked can let damp into a rental, so check them between lets.

What we cannot put right

It helps to know what we cannot do:

  • Subsidence or other structural problems
  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Concrete & block
  • Copings & trims
  • Joints between brick and frames
  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The process

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours to a few days, depending on the length of joint and the access. Around Old Dailly, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts

Do you need external mastic in Old Dailly?

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

Any of these means the joints need attention:

  • Leaking joints around cladding and façade panels
  • Water getting into walls through failed joints
  • Hard, crazed mastic that has stopped moving
  • Joints where the bead has come unstuck

In the older streets around Old Dailly Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
