External mastic in Seafield, done properly

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. Typical jobs include water getting into walls through failed joints and hard, crazed mastic that has stopped moving, across façade panels, joints between brick and frames and concrete & block.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

A one-year guarantee comes as standard, so you’re covered after we have gone.

What happens on the day

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. Outdoor work around Seafield depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Common questions in Seafield

Will you come out to Seafield?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Ayr station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Can you match the colour of my brickwork?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before work begins.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Common problems we fix in Seafield

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

Signs it’s time to call us include:

  • Leaking joints around cladding and façade panels
  • Brick movement joints where the sealant has split
  • Old sealant gone brittle and cracked
  • Water getting into walls through failed joints

Homes close to St Leonard's Parish Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

10 questions to ask before you book

External mastic in Seafield: local notes

Seafield is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Seafield is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

For landlords with property near Ayr station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Wellington School, its movement joints, gutters and trims need looking after like any other building’s.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Fix overflowing gutters above sealed joints
  • Keep high-pressure jets off the joints
  • Ask before painting over external sealant
  • Do not let climbing plants root in the sealant

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.

What sealant work can’t fix

It helps to know what we can’t do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Subsidence or other structural problems
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Render & cladding joints
  • Brickwork movement joints
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Concrete & block

Leave it or put it right?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the problem grows beyond the joint itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How we quote for external mastic

Every job gets its own quote. These are the things that affect it:

  • The product the joint needs
  • Any working-time requirements on site
  • Any mould that needs treating
  • The number and length of the joints

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
