How external mastic works in South Ayrshire

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We work on brickwork movement joints, copings & trims and joints between brick and frames, and the jobs we see most are moss and dirt in joints with no sealant left and failed sealant between panels on a façade.

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the building, and we explain the cure time before we leave.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

What’s near Ayr

External mastic across South Ayrshire: local notes

Our external mastic work across South Ayrshire covers homes, blocks and business premises, in Ayr, Troon and Prestwick and well beyond. Every outside joint is sealed dry and clean, so the forecast decides the day.

We work across all of Scotland, from the cities to the islands, and South Ayrshire is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Parts of South Ayrshire are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Ayr: Rented homes near Ayr station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. For an older house near a landmark such as St Andrews Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Looking after it afterwards

After the cure time, these simple habits help:

  • Keep movement joints as flexible joints, not mortar
  • Fix overflowing gutters above sealed joints
  • Ask before painting over external sealant
  • Walk round the building once a year and look at the joints

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

What happens if it’s left?

A failed movement joint lets water into the wall and can run behind render or cladding. Resealing early keeps the job to the joint itself, rather than the wall around it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Different surfaces, different methods

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

What sealant work can’t fix

To be straight with you, there are a few things sealant won’t fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Rising or penetrating damp from elsewhere in the wall
  • Failed render or damaged cladding panels

South Ayrshire: your questions answered

What colours does the sealant come in?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

Why do you put foam in the joint first?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is usually a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long does external mastic take?

That depends on how much there is to do, but most jobs take anything from a few hours to several days, depending on the building. We will tell you when we quote.
