External Mastic in Colmonell
Our applicators work in Colmonell on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Moss and dirt in joints with no sealant left
- Leaking joints around cladding and façade panels
- Joints with sealant missing in places
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
About our external mastic in Colmonell
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. We’re often asked to deal with water getting into walls through failed joints and leaking joints around cladding and façade panels, across joints between brick and frames, render & cladding joints and copings & trims.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Surface by surface
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it or an approved alternative. Tell us what the building has when you get in touch.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
How we quote for external mastic
The price is agreed before any work begins. It takes into account:
- The old material and how stubborn it is
- Whether there’s mould to deal with
- How easy the joints are to reach
- How many areas need sealing
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.
Helping us quote
To make quoting easier, please include:
- If someone has resealed it before
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- Where the job is, and your postcode
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.
Colmonell buildings and the weather
Colmonell is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Colmonell, as everywhere, external mastic is only as good as the preparation behind it.

How the visit works
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. Outside jobs in Colmonell need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Preparing for the visit
- Mention any tricky access
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit

Advice
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Check external joints each spring
- Point out the joints to other trades
- Keep soil, plants and ivy away from the joints
- Get split or bare joints resealed while the damage is small
Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint.
Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Signs you need external mastic in Colmonell
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.
Signs it’s time to call us include:
- Weeds or debris growing in open joints
- Cracked joints where brick meets render or frames
- Damp patches traced to an open external joint
- Sealant that has lost its bond to the brick or render
For jobs in and around Colmonell, choosing the right material for each joint is as important as a tidy finish.

Why deal with it now?
A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Questions from Colmonell
Will you come out to Colmonell?
Yes. Colmonell is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect external mastic in Colmonell?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you have insurance?
Yes, we are fully insured for every job we do.
How long will you be here?
As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Bigger jobs take longer.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Is there any odour?
There can be a smell while the sealant cures. Opening a window helps.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
