Maybole External Mastic

Problem with your movement joints in Maybole? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.

  • Weeds or debris growing in open joints
  • Sealant that has lost its bond to the brick or render
  • Weathered mastic that no longer stretches

External mastic in Maybole

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How we handle external mastic in Maybole

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. Typical jobs include gaps where render, brick and frames meet and rain getting behind render or cladding at a joint, on copings & trims, joints between brick and frames and façade panels.

External sealant needs dry surfaces, so outdoor work around Maybole is planned around the weather. Let us know about access to every wall and roofline.

A 12-month guarantee comes as standard.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the building from start to finish. Outdoor work around Maybole depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • For business premises, tell us about site rules or sign-in

Different surfaces, different methods

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Tell anyone working on the walls about the movement joints
  • Wash walls gently around the sealant
  • Deal with leaking gutters that soak the joints below
  • Act on the first splits you see

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Loose or hollow render, which needs re-rendering
  • Movement that’s more than a sealant joint can take

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Maybole buildings and the weather

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near Maybole Baptist Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Managing a site like Carrick Academy? Then its movement joints, gutters and trims need looking after like any other building’s.

When to call us in Maybole

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

Common reasons people contact us include:

  • Water getting into walls through failed joints
  • Hard, crazed mastic that has stopped moving
  • Cracked joints where brick meets render or frames
  • Brick movement joints where the sealant has split

Letting a property close to Maybole station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the quote in Maybole

We quote each job individually. This is what makes a difference:

  • Which sealant suits the joint
  • The size of the job
  • Whether the work is at height
  • Any working-time requirements on site

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
