External & façade joints in Crosshill, South Ayrshire

Professional external mastic in and around Crosshill, with old sealant always removed completely.

  • Joints with sealant missing in places
  • Old sealant gone brittle and cracked
  • Rigid filler in a joint that should flex

External mastic for Crosshill homes and businesses

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. If you are dealing with leaking joints around cladding and façade panels and old sealant gone brittle and cracked, we can help, on brickwork movement joints, façade panels and concrete & block alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering
  • Structural movement, which needs a surveyor or engineer

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Copings & trims

Different surfaces, different methods

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap so the sealant is not too deep.

How it works

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Crosshill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Crosshill buildings and the weather

Crosshill is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Around Crosshill, as everywhere, external mastic is only as good as the preparation behind it.

Signs you need external mastic in Crosshill

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Any of these means the joints need attention:

  • Water getting into walls through failed joints
  • Leaking joints around cladding and façade panels
  • Failed seals between different materials
  • Moss and dirt in joints with no sealant left

For landlords with property near Maybole station, outside joints that have cracked can let damp into a rental, so check them between lets.

  • What insurance they hold

Choosing a sealant specialist

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

FAQs for Crosshill

Can you help a landlord with a rental near Maybole station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Is Crosshill in your area for external mastic?

Yes, Crosshill is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you guarantee your work?

Yes. Every job comes with a one-year guarantee.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you use backing rod?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
