External mastic in Kirkmichael

About our external mastic in Kirkmichael

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render. If you’re dealing with moss and dirt in joints with no sealant left and joints with sealant missing in places, we can put it right, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Structural movement, which needs a surveyor or engineer
  • Walls that need new movement joints cut into them
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Kirkmichael: your questions answered

Do you work for landlords with property near Maybole station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Will you come out to Kirkmichael?

Yes. Kirkmichael is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What is backing rod for?

Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. Then the sealant bonds to two faces and can move.

What does external mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job normally takes a few hours for a handful of joints, longer for a whole elevation. Around Kirkmichael, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Advice

What happens if it’s left?

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Walls and rooflines in Kirkmichael

The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In the older streets around Kirkmichael Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Maybole station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What the job involves on each surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it so the sealant is not too deep.

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What affects the cost of external mastic

We do not publish a price list, because jobs vary so much. The quote depends on:

  • The size of the job
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The number of rooms or windows

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

When you contact us, it’s useful to know:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • The type of property
  • The rough size of the job
