How bathroom resealing works in KA19
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, basins & vanity units and wet rooms, and people most often call us about a joint torn by a bath that flexes and shrunken sealant along the back of a worktop.
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It normally takes a morning or an afternoon for most single baths and showers.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, normally around 24 hours.
What you’ll pay

Local landmarks in Maybole
We work in homes and buildings around Maybole Baptist Church, The Gluepot Bar and Carrick Academy and the streets around them. Maybole has its own railway station: Maybole station. Other landmarks nearby include Maybole Castle (within half a mile north-east). Not far away are Mochrum Loch and Kirk Hill.
Bathroom resealing across KA19: local notes
KA19 has homes of every age, old and new, and in places like Maybole, Kirkmichael and Crosshill there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including KA19.
Maybole: In the older streets around Maybole Baptist Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Carrick Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Surface by surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
What affects the cost of bathroom resealing
Jobs vary more than people expect. The main factors:
- Access and height
- The size of the job
- Which sealant suits the joint
- Any working-time requirements on site
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- Where the property is
- If someone has resealed it before
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
What sealant work cannot fix
We will always be straight with you, so here’s what sealant can’t fix:
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
- Cracks in the tray itself rather than the joint
What we are called out for in KA19
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.
Keep an eye out for these signs:
- Lumpy, uneven sealant from a DIY attempt
- Shrunken sealant along the back of a worktop
- Splits where the tray meets the wall
- Black mould in the silicone that won’t clean off
Your questions about bathroom resealing in KA19
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do you work for landlords and businesses?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in KA19.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
