Window mastic in Maybole

Window mastic in Maybole, done properly

The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Typical jobs include whistling draughts around closed windows and hard, cracked sealant around windows, across composite doors, timber windows & doors and uPVC windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

A 12-month guarantee comes as standard.

Surface by surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Why deal with it now?

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. In a place like Maybole, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

When to call us in Maybole

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

People usually contact us after spotting one of these:

  • Draughty joints inside around the window
  • Sealant in the wrong colour for the frame
  • Cracked sealant at the sill ends
  • Mastic that has split away from the wall

Rented homes near Maybole station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Whether they seal over old material or remove it
  • Whether the sealant suits the joint
  • What guarantee comes with the work

Our hiring checklist

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Maybole: your questions answered

Do you cover Maybole for window mastic?

Yes. We work across all of Scotland, and Maybole is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Is Maybole within the area you cover?

Yes, Maybole is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Can you do the inside joint as well?

Yes. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes most of a day for a typical house, less for a few frames, depending on the size of the job. Outdoor work around Maybole depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed
  • Let us know about earlier repairs to the joints

Advice

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Do not paint over the silicone
  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint
  • Ventilate rooms so frames don’t stay wet inside

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

Maybole homes and the weather

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In the older streets around Maybole Baptist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. For site and facilities teams at buildings such as Carrick Academy, larger buildings have plenty of frames, and the mastic around each one ages.
