Crosshill questions
I let a flat near Maybole station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Is Crosshill within the area you cover?
Yes, Crosshill is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I paint over the new sealant?
It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before work begins.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
How long will my window job take?
A handful of frames is a short visit. You’ll get a timescale with the quote.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
About our window mastic in Crosshill
Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Common call-outs are for draughts coming in around windows and doors and mastic that has split away from the wall, across patio & French doors, timber windows & doors and window sills.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Every job is covered by our 12-month guarantee, wherever you are in South Ayrshire.

Windows and doors in Crosshill
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Crosshill is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
Around Crosshill, as everywhere, window mastic is only as good as the preparation behind it.

Signs you need window mastic in Crosshill
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
Most people get in touch when they notice something like this:
- Whistling draughts around closed windows
- Cracked or shrunken mastic around the frame
- Sealant in the wrong colour for the frame
- Rushed sealant from a window installation
For landlords with property near Maybole station, renewing tired window mastic between tenants heads off draught and damp complaints.
Questions to ask before you book

Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we do, step by step
When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a morning for a couple of windows and a door. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints

Surface by surface
uPVC windows
uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- A sash or casement that won’t close properly
- Condensation trapped between the panes
- Draughts through the window seals rather than the frame
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Patio & French doors
- Window sills
- Composite doors
- uPVC windows
- Aluminium frames
- Timber windows & doors
Looking after it afterwards
To keep the joints looking good and working properly:
- Ventilate rooms so frames do not stay wet inside
- Avoid blasting the frames with a pressure washer
- Keep drainage slots and sill grooves clear
- Wash the frames with mild soapy water
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
