Window mastic in Straiton

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. If you have cracked or shrunken mastic around the frame and gaps left after new windows were fitted, we can help, whatever the surface.

In and around a place like Straiton, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. For a place like Straiton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How the job changes by surface

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We’ll tell you which suits your home.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

FAQs for Straiton

Will you come out to Straiton?

Yes, Straiton is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there a guarantee on window mastic in Straiton?

All our work, in Straiton and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you work on first-floor windows?

Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

How long does it take to reseal the windows on a house?

That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Is the new sealant paintable?

Not usually, if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Paint up to the joint, not over it
  • Clear any debris from frame drain holes
  • Avoid harsh chemicals near the mastic
  • Check the mastic once a year

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Landlords, agents and businesses in Straiton

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Honest limits

Before booking, it’s worth knowing the limits too:

  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Straiton homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In the older streets around Straiton Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Around Straiton, as everywhere, window mastic is only as good as the preparation behind it.

What affects the quote in Straiton

There’s no set price list, because no two jobs are the same. What we look at:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • Which sealant suits the joint
  • Whether there’s mould to deal with

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • Roughly how big the job is
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

Why deal with it now?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around Straiton, damp from a failed joint can get into timber and plaster.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
