Window mastic in Girvan, done properly

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. If you have gaps left after new windows were fitted and cracked or shrunken mastic around the frame, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Girvan depends on the weather. Let us know about access to every frame, including any upstairs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How it works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Girvan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

Girvan homes and the weather

Girvan is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For landlords with property near Girvan station, renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as Girvan Academy, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Methodist Church and Halls, the joint between an old wall and a newer frame is normally the first place rain gets in.

Girvan is about 17 miles south-west of Ayr, in South Ayrshire. From the centre of Girvan to the outskirts, we cover window mastic for every kind of property, from flats and houses to offices and hotels. Girvan is one of 52 towns and villages in South Ayrshire where we work. We also work in Glasgow, about 48 miles from Girvan.

We cover every part of KA26 for window mastic and the streets around it. If you need window mastic at a property on Victory Park Road, North Park Avenue and Wesley Place or a nearby road, we can help. Main roads around Girvan include the A77 and A714. If you are just outside Girvan, we cover Old Dailly (3 miles north-east), Turnberry (5 miles north), Dailly (6 miles north-east), Barr (6 miles east) and Lendalfoot (6 miles south-west). As one of the bigger places in South Ayrshire, Girvan has every kind of property, from flats to offices.

How to look after the new joints

Looking after new joints is easy:

  • Wipe condensation off the frames
  • Check the mastic once a year
  • Don’t paint over the silicone
  • Avoid blasting the frames with a pressure washer

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

If you manage several properties in or around Girvan, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Soft or decayed wood in the frame
  • A sash or casement that will not close properly
  • A failed sealed unit that has misted up

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

What we need to know

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Why act early in Girvan

Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we’ll say so. In a place like Girvan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Your questions about window mastic in Girvan

Do you cover smaller places like Girvan?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does living near the coast affect window mastic in Girvan?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Will new mastic stop draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Is the new sealant paintable?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Do you work on first-floor windows?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we will confirm what’s needed.

What does window mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
