Mastic around window and door frames, sills and patio doors in Lendalfoot, with a 12-month guarantee on every job. Ask us for a quote.

What affects the cost of window mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- The number and length of the joints
- How many areas need sealing
- Working hours on commercial sites
- The product the joint needs
Doing several joints on one visit is normally more efficient than separate visits. You will get one clear quote for the whole job.
What we need to know
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Photos by email, if that’s easy
- Any access issues, like height or stairs
Every job is quoted individually. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.
How we handle window mastic in Lendalfoot
The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for draughty joints inside around the window and gaps where the sill meets the wall, across aluminium frames, composite doors and patio & French doors.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A 12-month guarantee comes as standard, so you’re covered after we’ve gone.

Lendalfoot: your questions answered
Is Lendalfoot within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect window mastic in Lendalfoot?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
Can you do the inside joint as well?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
Can you do upstairs windows?
Usually, yes. Access is planned before work begins, so mention the height and anything in the way.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
How do I get a quote for window mastic in Lendalfoot?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Lendalfoot.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Soft or decayed wood in the frame
- Draughts through the window seals rather than the frame
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we do, step by step
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Lendalfoot depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.

Lendalfoot homes and the weather
Lendalfoot is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
For jobs in and around Lendalfoot, choosing the right material for each joint is as important as a tidy finish. Around Lendalfoot, as everywhere, window mastic is only as good as the preparation behind it.

DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Clear any debris from frame drain holes
- Repaint timber before it’s bare
- Wash the frames with mild soapy water
- Keep paint off silicone joints
Most silicone sealants will not take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Why it’s worth doing now in Lendalfoot
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished. In a place like Lendalfoot, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
