What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. For a place like Ballantrae, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Signs you need window mastic in Ballantrae

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, and it lets go sooner than it should.

These are the problems we’re asked about most:

  • Draughty joints inside around the window
  • Leaking joints at the ends of sills
  • Black, perished sealant on frames
  • Cracked or shrunken mastic around the frame

For an older house near a landmark such as Ballantrae Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What to look for in a quote

  • Whether the sealant suits the joint
  • Whether they’re fully insured
  • Whether they seal over old material or remove it
  • When the joint can take water or movement

How to choose a mastic man

Leave it or put it right?

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Common questions in Ballantrae

Does the coastal weather in Ballantrae affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Ballantrae?

Yes, Ballantrae is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Can resealing stop a draught around my window?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Can new sealant go over the old?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How we quote for window mastic

Call for a quick quote. The main things that affect it are:

  • Which sealant suits the joint
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The size of the job

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • The type of property
  • Any previous sealing or DIY work
  • The address or postcode of the job

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Keep solvents and bleach off the sealant
  • Repaint timber before it’s bare
  • Clean frames with a soft cloth and soapy water
  • Keep paint off silicone joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Windows and doors in Ballantrae

Ballantrae is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Ballantrae, as everywhere, window mastic is only as good as the preparation behind it.
