Bathroom resealing for Lendalfoot homes and businesses

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

How we handle bathroom resealing in Lendalfoot

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you’re dealing with new sealant laid over old sealant that is now lifting and water getting behind the kitchen upstand, we can help, on shower trays & enclosures, sinks & splashbacks and basins & vanity units alike.

In and around a place like Lendalfoot, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Our work is backed for twelve months.

Common problems we fix in Lendalfoot

Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Common reasons people contact us are:

  • A joint torn by a bath that flexes
  • Sealant that has split, shrunk or peeled away
  • Water getting behind the bath panel
  • New sealant laid over old sealant that is now lifting

Whether the job is in Lendalfoot itself or nearby, the right material for each joint matters as much as a neat finish.

10 questions to ask before booking

Why it’s worth doing now in Lendalfoot

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back. If something else is wrong, we will tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Why book with us

  • A choice of colours where the product allows
  • Fully insured
  • Anti-fungal silicone where joints get wet
  • Any old sealant cut out fully, not covered over

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Lendalfoot may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Advice

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start
  • Use gentle cleaners on the silicone
  • Let new sealant cure fully before it gets wet

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Lendalfoot: your questions answered

Do you cover smaller places like Lendalfoot?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on bathroom resealing in Lendalfoot?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What bathroom resealing looks like in Lendalfoot

Lendalfoot is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
