Lendalfoot Regrouting
Problem with your tiled areas in Lendalfoot? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Grout in a colour the owner wants to change
- Good tiles let down by tired grout
- Floor grout that has worn and darkened
About our regrouting in Lendalfoot
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. If you have grout that stays dark however much it’s cleaned and shower grout that has worn away, we can put it right, on shower walls, bathroom floors and bathroom wall tiles alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

The process
On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a shower enclosure, longer for a whole room. Outdoor work around Lendalfoot depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Move anything stored near the joints

When something else is needed
Sealant is not the answer to every problem, and we will tell you before any work starts. It won’t solve:
- Loose tiles, which need refixing first
- A floor or wall that keeps moving
- Leaks from pipes, valves or wastes (a plumber’s job)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Where do you work from?

I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Is regrouting a chance to pick a new grout colour?
It can. With the old grout removed, the new colour fills the whole joint rather than sitting on top.
Do the sealants smell?
Some sealants have a smell while they cure. Opening a window helps.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.
How long does the job take?
A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. We will confirm how long when we quote.
How the job changes by surface
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Bathroom wall tiles
Walls outside the shower get less water but grout there still discolours. Regrouting brings them back in line.

Regrouting around Lendalfoot
Lendalfoot is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For jobs in and around Lendalfoot, choosing the right material for each joint is as important as a tidy finish. Around Lendalfoot, as everywhere, regrouting is only as good as the preparation behind it.

What affects the cost of regrouting
The price is agreed before any work begins. It’s based on:
- How much there is to do
- The product the joint needs
- Working hours on commercial sites
- How easy the joints are to reach
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
To make quoting easier, please include:
- A few photos by email, if you can
- How we’d reach the joints
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep the fan on after showering
- Use a squeegee on the tiles after showering
- Use gentle cleaners on grout
- Clean with a soft brush, not anything metal
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
