Girvan Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for householders, landlords and businesses in Girvan. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Stained grout that cleaning won’t shift
- Crumbling grout between the tiles
- Corners filled with grout instead of silicone
Regrouting for homes and businesses in Girvan
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. If you are dealing with grout stained black or orange that won’t clean and grout that’s cracking and breaking up, we can put it right, on kitchen splashbacks, bathroom floors and shower walls alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
All of our work is guaranteed for twelve months, in Girvan and everywhere else we cover.

When it isn’t the sealant
New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:
- Failed tanking or waterproofing under the tiles
- Tiles that are loose or hollow behind
- Cracked or broken tiles
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Landlords, agents and businesses in Girvan
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What affects the cost of regrouting
For a quick quote, just ask. The main things that affect it are:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- How easy the joints are to reach
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Where the property is
- The problem you’ve noticed
- Any access issues, like height or stairs
- If someone has resealed it before
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.
Regrouting in Girvan: local notes
Girvan is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as Methodist Church and Halls, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Girvan station, a regrout while the flat is empty is quicker than working around a tenant.

Signs you need regrouting in Girvan
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.
The most common problems we see are:
- Good tiles let down by tired grout
- Grout that’s cracking and breaking up
- Splashback grout that has darkened
- A grout colour that no longer suits the room
If you look after a building such as Girvan Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why it’s worth doing now in Girvan
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Why Girvan clients choose us
- Experience in homes, commercial sites and hotels
- One-year guarantee on every job
- Neat joints and a tidy finish
- 20+ years of sealant experience

Your questions about regrouting in Girvan
Is Girvan within the area you cover?
Yes. Girvan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Girvan in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Girvan is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Do you work for letting agents?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
How long does regrouting take?
Typically it takes a few hours for a shower enclosure, longer for a whole room. Larger jobs naturally take longer, and we will tell you how long to expect.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.
How soon can the shower be used after regrouting?
You’ll get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How the visit works
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
Before we arrive
- On commercial sites, let us know about site rules
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

Advice
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
