About our glazing silicone in Girvan

We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. We work on shower screens, glass balustrade bases and conservatory frames, and the jobs we see most are mouldy sealant around glass panels and conservatory leaks at frame and glazing joints.

Mastic can only go onto a dry joint, so outside work in Girvan depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Surface by surface

Glass balustrade bases

Glass balustrades sit in a channel that’s often finished with sealant. When it fails, water can sit in the channel.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

FAQs for Girvan

I let a flat near Girvan station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Girvan?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

How long will you be here?

A typical job takes anything from an hour or two to most of a day, depending on the size of the job. Your quote will say how long we expect yours to take.

What sealant do you use on glazing?

Glass needs a sealant made for glazing. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.

Can you fix a leaking conservatory?

In many cases, as long as sealant is the cause. We trace the leak first, so you know what you are paying for.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What should I tell you?

A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Structural problems with a conservatory roof
  • Cracked or broken glass
  • Condensation trapped between two panes

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Why it’s worth doing now in Girvan

Replacing a conservatory roof is major work. Where the water is getting in through sealant, resealing is far simpler. If the roof is the problem, we will say so. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep scrapers and blades away from the silicone
  • Avoid strong solvents on or near the sealant
  • Look over the glazing joints once a year
  • Stick to mild cleaners on glass

Squeegee a shower screen after each shower and let the room air. It helps stop mould getting into the silicone.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part and we’ll find out which.

When to call us in Girvan

Shower screen silicone gets wet every day. Mould grows into the bead and the joint starts to lift.

If you can see any of these, it’s time to have the joints looked at:

  • Leaks where conservatory glass meets the frame
  • Rooflight joints letting water in
  • Cracked silicone between glass panels
  • A quick top-up bead that didn’t last

Managing a site like Girvan Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

Girvan homes and the weather

Girvan is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Girvan station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you live in an older home near Methodist Church and Halls, the joint between an old wall and a newer frame is normally the first place rain gets in.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to most of a day, depending on the size of the job in most cases. Outdoor work around Girvan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Getting ready for the visit

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area
