Window mastic in Barr
Around Barr we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We’re often asked to deal with cracked or shrunken mastic around the frame and cracked sealant at the sill ends, on timber windows & doors, window sills and composite doors.
In and around a place like Barr, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
There’s a 12-month guarantee on every job.

Frames and glazing around Barr
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Old Parish Church And Churchyard, the joint between an old wall and a newer frame is usually the first place rain gets in. Around Barr, as everywhere, window mastic is only as good as the preparation behind it.
Barr is about 17 miles south of Ayr, in South Ayrshire. Barr gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 52 towns and villages across South Ayrshire, from the larger towns to small villages. Glasgow is on our list too, about 48 miles from Barr.
Every address in KA26 is covered for window mastic. If you need window mastic at a property on Glebe Road, The Clachan and The Avenue or a nearby road, we can help. Other places close to Barr include Dailly (5 miles north), Old Dailly (5 miles north-west), Girvan (6 miles west), Pinwherry (7 miles south-west) and Barrhill (8 miles south). Within a short drive, we also cover Maybole (10 miles north), Dalmellington (15 miles north-east), Dalrymple (14 miles north) and Patna (13 miles north-east).

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant will not put right:
- Faulty window hardware
- Rotten timber, which needs a joiner first
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Common questions in Barr
Will you come out to Barr?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on window mastic in Barr?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you seal inside as well as outside?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.
Will resealing my frames help with draughts?
Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can new window sealant be painted?
Silicone generally won’t take paint. Let us know beforehand, and we will use a paintable product where it suits.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Are you fully insured?
Yes. We’re fully insured for every job we do.
Quotes for window mastic in Barr
There’s no set price list, because no two jobs are the same. What we look at:
- Access and height
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
When you call or email, it’s useful to know:
- Any access issues, like height or stairs
- Where the property is
- Roughly how big the job is
- Photos by email, if that’s easy

Surface by surface
Patio & French doors
Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.
uPVC windows
The frame is cleaned with a product that won’t harm the plastic, then the sealant goes in between frame and wall.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What happens on the day
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of frames, longer for a whole house for a typical job. Outdoor work around Barr depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Move anything stored near the joints
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in

Related advice
Leave it or put it right?
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. If we find failed glass units or worn seals, we’ll tell you. In an older home around Barr, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.
