About our external mastic in Barr
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. We work on copings & trims, render & cladding joints and concrete & block, and common reasons people get in touch are joints with sealant missing in places and joints pointed up with cement by mistake.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How we quote for external mastic
We don’t publish a price list, because jobs vary so much. What we look at:
- Any working-time requirements on site
- The number of rooms or windows
- The product the joint needs
- The old material and how stubborn it is
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before work begins.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- A few photos by email, if you can
- Access, such as stairs, a lift or height
- The address or postcode of the job
- The problem you’ve noticed
Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and send you a clear quote before work begins.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Wash walls gently around the sealant
- Never let anyone fill a movement joint with mortar
- Check the sealant is paintable before painting near it
- Point out the joints to other trades
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.
Small splits are the time to act. At that stage it’s a simple cut out and reseal before water has had years to get in.
Different surfaces, different methods
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly if the joint can be cleared.
When something else is needed
Before booking, it’s worth knowing the limits:
- Cracks in the bricks or render themselves, away from the joints
- Movement that is more than a sealant joint can take
- Loose or hollow render, which needs re-rendering
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
Joints and surfaces we work on
- Joints between brick and frames

How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Barr may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit

Yes, Barr is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you seal joints between two different materials?
Yes. Different materials move at different rates, so the joint between them must be flexible. We choose one that suits both surfaces.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme.

Why it’s worth doing now in Barr
Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Do you need external mastic in Barr?
Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.
The most common problems we see are:
- Old sealant gone brittle and cracked
- Panel joints letting water in
- Joints pointed up with cement by mistake
- Sealant pulling away from one side of the joint
In the older streets around Old Parish Church And Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant.
