External Mastic in Dalrymple
Specialist external mastic for Dalrymple: careful preparation, the right product and tidy work. Call for a quick quote.
- Movement joints with cracked, split or missing sealant
- Panel joints letting water in
- Sealant that has lost its bond to the brick or render
Why act early in Dalrymple
A failed movement joint lets water into the wall, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a place like Dalrymple, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

External mastic in Dalrymple, done properly
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We work on copings & trims, façade panels and joints between brick and frames, and common reasons people get in touch are rigid filler in a joint that should flex and failed sealant between panels on a façade.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Check the sealant is paintable before painting near it
- Act on the first splits you see
- Show decorators and builders where the movement joints are
- Do not let climbing plants root in the sealant
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
What affects the cost of external mastic
Jobs vary more than people expect. What affects the quote:
- The size of the job
- The old material and how stubborn it is
- The number of rooms or windows
- Working hours on commercial sites
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- What’s wrong with the joints now
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
For anyone letting property in or around Dalrymple, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
What happens on the day
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- On commercial sites, let us know about site rules
- Mention any tricky access
- Tell us about any water getting in

What we’re called out for in Dalrymple
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
Common reasons people contact us include:
- Joints where the bead has come unstuck
- Rain getting behind render or cladding at a joint
- Rigid filler in a joint that should flex
- Plants rooting in failed movement joints
In the older streets around Parish Church and Churchyard, older walls, gutters and the joints where extensions meet them need a flexible sealant.
What your quote should include
- When the joint can take water or movement
- How long the guarantee is
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
What we cannot put right
To be straight with you, some problems need a different trade:
- Walls that need new movement joints cut into them
- Subsidence or other structural problems
- Failed render or damaged cladding panels
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What external mastic looks like in Dalrymple
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Dalrymple is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
For landlords with property near Ayr station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
