Trusted fire rated sealant in Dalrymple

Fire rated sealant in Dalrymple, done properly

We can work through a building room by room or floor by floor. That record is useful for your files and for whoever looks at the building next. If you have open joints along the top of partitions and door frames with gaps between frame and wall, we can put it right, on door frames, plasterboard & masonry and service penetrations alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Whatever the size of the job, you get the same one-year guarantee in Dalrymple and across South Ayrshire.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How the visit works

The work is kept neat and contained to the area we are working on. The job generally takes anything from a few hours to several days, depending on how many gaps there are, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Mention any parking rules near the property

Advice

What fire rated sealant looks like in Dalrymple

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

If you look after a church, hall or community building such as Parish Church and Churchyard, gaps around pipes and cables are worth checking after any building work there. Rented homes near Ayr station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Dalrymple is about 4 miles south of Ayr, in South Ayrshire. For fire rated sealant in and around Dalrymple, please email us at info@mrmastic.co.uk for a quick quote. We cover South Ayrshire from our Crawley base. Across South Ayrshire, we cover 52 places, and Dalrymple is one of them. You can also see our page for Glasgow, about 34 miles away.

Here we cover the KA6 postcode area for fire rated sealant. That includes homes and businesses on Main Street, Cedar Terrace and Burnton Court and the roads around them. Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before work begins to keep disruption down.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Get damaged fire seals looked at promptly
  • Allow for resealing whenever new services are run
  • Check whether a sealant can be painted before decorating over it
  • Take photos of fire stopping before ceilings or boxing go back

Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so the item can be closed.

When something else is needed

It helps to know what we can’t do:

  • Certifying a building or signing off its fire safety
  • Walls or floors that weren’t built to resist fire
  • Deciding what fire stopping a building needs

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How we quote for fire rated sealant

We quote each job individually. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Mould in or behind the old joints

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • Where the property is
  • Pictures of the joints, sent by email
  • How we’d reach the joints

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Dalrymple questions

I let a flat near Ayr station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Dalrymple?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before any work starts.

Where is Mr Mastic based?

We work from Crawley. We cover Dalrymple and the rest of South Ayrshire, along with the rest of our area.

Will we have a record of what was sealed?

Yes. You get a list of where we worked and what we used for your files.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.
