Remedial sealant in Dalrymple, done properly
Removing failed sealant is the hardest part of the job. Every layer is cut out, the residue cleaned off and the joint degreased, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. Common call-outs are for mould trapped under a layer of silicone and gaps opening along the back of the worktop, on botched or over-sealed joints, leaking tray & enclosure joints and shrunken worktop sealant.
A bathroom in a place like Dalrymple gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

How the visit works
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. For a place like Dalrymple, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- Tell us about any water getting in
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules

Advice
For landlords and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Dalrymple homes and their sealant
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Your questions about remedial sealant in Dalrymple
Do you work for landlords with property near Ayr station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Dalrymple?
Yes. Dalrymple is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
What if resealing won’t fix my leak?
We check for that before we reseal. If the fault is elsewhere, you’ll know before any work is done.
Are you insured?
Yes. We are fully insured for domestic and commercial work.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
How much does remedial sealant cost in Dalrymple?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.
What the job involves on each surface
Mouldy bath & shower sealant
Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.
Over-sealed & botched joints
Every layer has to come out, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.
What affects the cost of remedial sealant
The quote reflects the job in front of us. We look at:
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- The product the joint needs
- Any mould that needs treating
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Pictures of the joints, sent by email
- Where the property is
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Looking after it afterwards
After the cure time, these simple habits help:
- Look for stains below bathrooms now and then
- Run the fan after every shower
- Never seal over old silicone
- Have loose fittings fixed before resealing
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant cannot hold back a problem underneath.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
Signs you need remedial sealant in Dalrymple
One of the commonest remedial jobs is sealant on top of sealant. New silicone cannot stick to the old bead, so the top layer lifts and water and mould collect between the two.
Keep an eye out for any of the following:
- Sealant peeling off a dusty or damp surface
- Over-sealed joints coming away
- Gaps opening along the back of the worktop
- Wide, uneven beads that look worse than the old ones
Homes close to Parish Church and Churchyard include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Before booking anyone
- What the quote includes, VAT included or not
- How much experience the applicator has
- What preparation is included
- Which colour the sealant will be
What happens if it’s left?
Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. In a place like Dalrymple, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
