Sand mastic in Dalrymple: local notes
Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
For landlords with property near Ayr station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Sand mastic in Dalrymple
Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. If you have gaps round a timber door in stone or brick and a silicone bead on a sash window that spoils the look, we can help, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
There’s a 12-month guarantee on every job, whatever its size.

Common problems we fix in Dalrymple
Over the years, sand mastic weathers. It dries out, cracks and loses its grip from the frame or the masonry.
Common reasons people contact us are:
- Weathered mastic on the most exposed windows
- Mastic dropping out of the joint
- Draughty sash windows at the surround
- Tired mastic found when preparing windows for paint
In the older streets around Parish Church and Churchyard, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Damaged stone surrounds
- Sash cords, weights and draught-proofing of the sashes
- Timber that has rotted
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Different surfaces, different methods
Tenement and terrace windows
Upper-floor windows need access planning. Let us know the floor and we’ll confirm access.
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
What else we do in Dalrymple
What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per window, depending on the condition of the joints and we leave things clean and tidy. Outdoor work around Dalrymple depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property

Advice
Why deal with it now?
Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Your questions about sand mastic in Dalrymple
Do you cover smaller places like Dalrymple?
Yes, Dalrymple is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Ayr station. Can you help?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints.
Can you quote for more than one area?
Yes, we can. More than one area can go on one quote.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you guarantee sand mastic work?
Every job comes with our one-year guarantee.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
What information do you need?
A short description and the location, plus pictures if you have them. If we need more, we will ask.
