Fire rated sealant in Heathfield

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. If you are dealing with cracked or shrunken fire-rated sealant and gaps flagged on a fire risk assessment, we can help, whatever the surface.

Work in a place like Heathfield is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

What sealant work can’t fix

Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Large holes that need a different fire-stopping system
  • A wall that is not a fire-resisting element to begin with
  • Assessing a building’s fire safety

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Commercial buildings in Heathfield

If you run a hotel, guest house or holiday let in a coastal place like Heathfield, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

For site and facilities teams at buildings such as Ayr Academy, gaps opened by contractors for new cabling are a common finding in schools and offices. If you look after a church, hall or community building such as Kingcase Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.

Common problems we fix in Heathfield

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

The most common problems we see are:

  • Open joints along the top of partitions
  • Joints picked up in a fire-stopping survey
  • Ordinary sealant used where a fire-rated product was needed
  • Fire seals that have cracked with movement

If you let a flat or house near Newton-On-Ayr station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Our hiring checklist

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Ask every contractor to reseal any fire stopping they disturb
  • Flag any open gap you spot round a pipe or cable
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Allow for resealing whenever new services are run

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the list grows.

Different surfaces, different methods

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist.

Why deal with it now?

For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap is not suitable for sealant, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Heathfield need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

Heathfield: your questions answered

Is Heathfield within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will you assess my building’s fire safety?

No, we do not assess buildings. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you take on fire stopping in schools and offices?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use, with access planned around residents or staff. Early starts or out-of-hours work can be arranged where it’s needed.

What does fire rated sealant cost?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and let us know what needs doing and where.

Where are you based?
