Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Avoid scraping close to the bead
  • Avoid strong solvents on or near the sealant
  • Run a squeegee over the glass when you are done
  • Act on drips or damp patches early

Follow the cure time we give you before the joints get wet. After that, clean glass with a mild cleaner.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.

About our glazing silicone in Heathfield

Sealant on glazing doesn’t last for ever. Weather and movement take their toll, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. We work on glass-to-frame joints, glass balustrade bases and rooflights, and people most often call us about rooflight joints letting water in and conservatory leaks at frame and glazing joints.

Mastic can only go onto a dry joint, so outside work in Heathfield depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Landlords, agents and businesses in Heathfield

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Honest limits

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Water coming through the roof rather than a sealant joint
  • A sealed unit that has misted inside
  • Glass that needs replacing

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Signs you need glazing silicone in Heathfield

Sealant laid over old sealant does not last. Many failed joints we see have been topped up rather than cut out leaving a path for water.

The most common problems we see are:

  • Black or yellowed silicone on glass joints
  • Water getting into a conservatory at the joints
  • Water escaping where a screen meets the wall
  • Drips on the inside of a conservatory window

If you let a flat or house near Newton-On-Ayr station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Heathfield questions

Do you cover smaller places like Heathfield?

Yes. Heathfield is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Newton-On-Ayr station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Is it enough to run a bead over the old sealant?

New silicone won’t bond to old silicone and water gets between the layers. The old bead always comes out first.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you replace a misted double-glazed unit?

No, our work is the silicone. A glazier replaces glass and units.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What should I tell you?

Let us know what needs doing and where, with photos by email if possible. If we need more, we will ask.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Frames and glazing around Heathfield

Heathfield is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Ayr Academy, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Kingcase Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most jobs. Outside jobs in Heathfield need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What the job involves on each surface

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

Shower screens

Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.
