How we handle fire rated sealant in Seafield
Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. We work on pipe & cable gaps, flats & HMOs and linear gaps, and the jobs we see most are unsealed gaps around fire door frames and gaps filled with a product that isn’t fire-rated.
In a smaller place like Seafield, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How it works
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Seafield need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky
- Clear items away from the joints we’re working on
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. When it suits you, send an email to info@mrmastic.co.uk.

Different surfaces, different methods
Masonry and concrete
For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing.
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
When something else is needed
It helps to know what we cannot do too:
- Problems with the door itself rather than the gap around the frame
- A wall that is not a fire-resisting element to begin with
- Fire risk assessments, which need a qualified assessor
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Pipe & cable gaps
- Flats & HMOs
- Door frames
- Linear gaps
- Plasterboard & masonry
- Service penetrations
What affects the cost of fire rated sealant
The price is agreed before any work begins. It takes into account:
- Which sealant suits the joint
- The old material and how stubborn it is
- Mould in or behind the old joints
- Any working-time requirements on site
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
To help us quote quickly, let us know:
- Where the job is, and your postcode
- If someone has resealed it before
- How many joints, rooms or windows are involved
- The problem you’ve noticed
We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Tell trades working in the building that fire seals must be put back
- File the fire-stopping record where your assessor can find it
- Ask which product was used before you paint
Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. Ask us if you are not sure which product was used.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so the item can be closed.
Seafield questions
Can you help a landlord with a rental near Ayr station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Do you take on hotel work around Seafield?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Are you insured?
Yes. We are fully insured, and we can confirm the details when we quote.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.

Signs you need fire rated sealant in Seafield
Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
If you can see any of these, it’s time to have the joints looked at:
- Linear gaps at the head of walls
- Old fire sealant that has split or come away
- Ordinary sealant used where a fire-rated product was needed
- Joints picked up in a fire-stopping survey
Managing a site like Wellington School? Then fire-stopping around service openings should be restored whenever new services go in.
Questions to ask before booking
- What guarantee comes with the work
- How hidden problems are handled
- Whether VAT is included
- How the colour is chosen
What happens if it’s left?
A quick fill with any sealant to hand isn’t fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
