External mastic in Hollybush, done properly
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you have sealant pulling away from one side of the joint and gaps where render, brick and frames meet, we can put it right, whatever the surface.
External sealant needs dry surfaces, so outdoor work around Hollybush is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Surface by surface
Concrete and blockwork
Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap.
Cladding and façade panels
If the façade has a specified sealant, that’s what we use, or one the system allows. Send us any details you have about the façade.

External mastic in Hollybush: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
In and around Hollybush, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Common problems we fix in Hollybush
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
Keep an eye out for any of the following:
- Plants rooting in failed movement joints
- Joints pointed up with cement by mistake
- Cracked joints where brick meets render or frames
- Joints where the bead has come unstuck
For jobs in and around Hollybush, choosing the right material for each joint is as important as a tidy finish.
Before you book anyone
- Which colour the sealant will be
- Whether VAT is included
- How the joint is cleaned and prepared
- Whether the sealant suits the joint
What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Getting ready for the visit

- Let us know about earlier repairs to the joints
- Tell us about any water getting in

What sealant work cannot fix
We won’t take on work that will not last, so here’s what sealant cannot put right:
- Adding movement joints to masonry that has none
- Subsidence or other structural problems
- Render that’s blown, hollow or coming away

Your questions about external mastic in Hollybush
Do you cover smaller places like Hollybush?

Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months, wherever you are.
What is a movement joint?
Brickwork, render and cladding all move a little, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Wash walls gently around the sealant
- Keep water from gutters off the wall
- Walk round the building once a year and look at the joints
- Make sure movement joints are not pointed over
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal.
Why deal with it now?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. In a place like Hollybush, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
