When to call us in Straiton

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

People generally contact us after spotting one of these:

  • Joints where the bead has come unstuck
  • Moss and dirt in joints with no sealant left
  • Weathered mastic that no longer stretches
  • Leaking joints around cladding and façade panels

Around Straiton, as everywhere, external mastic is only as good as the preparation behind it.

10 questions to ask before booking

How we handle external mastic in Straiton

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for joints pointed up with cement by mistake and weathered mastic that no longer stretches, across joints between brick and frames, copings & trims and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Straiton is planned around the weather. Let us know about access to every wall and roofline.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

What affects the cost of external mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

Doing several joints on one visit is generally more efficient than separate visits. We’ll give you a clear price for the lot.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • How we’d reach the joints
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

How the job changes by surface

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere like Straiton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any parking rules near the property
  • Tell us about access, such as stairs, a lift or high-level joints

Your questions about external mastic in Straiton

Is external mastic in Straiton guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Will you come out to Straiton?

Yes, Straiton is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Movement that is more than a sealant joint can take
  • Cracking across the wall rather than at a joint
  • Failed render or damaged cladding panels

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Brickwork movement joints

Landlords, agents and businesses in Straiton

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Leave it or put it right?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. In a place like Straiton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Why us?

  • 20+ years of sealant experience
  • Old sealant always removed completely
  • A choice of colours where the product allows
  • 12-month guarantee on every job

Walls and rooflines in Straiton

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Straiton is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Homes close to Straiton Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
