Straiton questions

Is Straiton within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on sand mastic in Straiton?

All our work, in Straiton and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

What exactly is sand mastic?

Sand plus a binder based on linseed oil. It’s applied by hand and shaped to suit the surround.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

Is sand mastic better than silicone for my windows?

Sand mastic normally suits period timber windows best. On modern frames, we’d normally use a flexible sealant.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Sand mastic for homes and businesses in Straiton

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We work on period & listed homes, stone surrounds and tenement windows, and people most often call us about weathered mastic on the most exposed windows and gaps between timber frames and stone or brick.

Mastic can only go onto a dry joint, so outside work in Straiton depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You get a 12-month guarantee, the same in Straiton as everywhere else we work.

Leave it or put it right?

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. Around Straiton, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Straiton homes and the weather

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Homes close to Straiton Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Around Straiton, as everywhere, sand mastic is only as good as the preparation behind it.

Landlord and commercial work in Straiton

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Surface by surface

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

What affects the quote in Straiton

There’s no set price list, because jobs vary so much. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • The size of the job

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What we need to know

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • Photos by email, if that’s easy
  • Whether it’s a home or a business
  • Roughly how big the job is

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details and send photos if you have them.

The process

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours per window, depending on the condition of the joints. Outside jobs in Straiton need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access

How to look after the new joints

So the new joints stay in good condition:

  • Check with your local planning authority if your home is listed
  • Check the mastic when you check the paintwork
  • Keep modern sealant off the mastic
  • Make sure water runs off the sill

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber and timber that stays wet can rot.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
