Girvan homes and the weather

Girvan is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Methodist Church and Halls, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Girvan station, any sash windows need sound mastic to keep draughts and rain out. If you look after a building such as Girvan Academy, the mastic around its windows and doors needs looking after like any other building’s.

How we handle sand mastic in Girvan

Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. We work on brick reveals, period & listed homes and sash and case windows, and common reasons people get in touch are wind and rain getting in round a sash window and open joints round the window box.

Outdoor sealant needs a dry surface, so window work around Girvan is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

A 12-month guarantee comes as standard, so you are covered after we have gone.

How the job changes by surface

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

Stone surrounds

We take care not to mark the stone when the old mastic comes out.

How it works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours per window, depending on the condition of the joints for a typical job. Outdoor work around Girvan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

How we quote for sand mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • How much there is to do
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • Roughly how big the job is
  • A few pictures by email, if you can

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

When something else is needed

To be straight with you, some problems need a different trade:

  • Broken panes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Crumbling stone or brickwork round the window

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Timber door frames
  • Period & listed homes
  • Stone surrounds
  • Brick reveals
  • Tenement windows
  • Sash and case windows

What happens if it’s left?

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Have rotten timber repaired before new mastic goes in
  • Check with your local planning authority if your home is listed
  • Sort the mastic before the decorators arrive
  • Go gently near the mastic when preparing windows

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Girvan: your questions answered

Is Girvan within the area you cover?

Yes. Girvan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is sand mastic in a coastal place like Girvan any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What’s sand mastic made of?

Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.

What guarantee comes with the work?

You get our one-year guarantee to all our work.

Do you offer different sealant colours?

Most of the time, yes. We will explain which colours are available and agree one before work begins.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.
