Keeping the joints in good condition

So the new joints stay in good condition:

  • Have rotten timber repaired before new mastic goes in
  • Check the mastic when you check the paintwork
  • Keep modern sealant off the mastic
  • Go gently near the mastic when preparing windows

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Sand mastic in Dailly

Across Dailly, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. If you are dealing with window mastic to renew ahead of painting and old sand mastic that has cracked, crumbled or fallen out, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Whatever the size of the job, it’s backed by our 12-month guarantee in Dailly and across South Ayrshire.

What affects the cost of sand mastic

For a quick quote, just ask. The main things that affect it are:

  • The number and length of the joints
  • The number of rooms or windows
  • Mould in or behind the old joints
  • When we can work, for business premises

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • The address or postcode of the job

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Why it’s worth doing now in Dailly

Not every filler suits an old window surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

Dailly questions

Is there a guarantee on sand mastic in Dailly?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Dailly?

Yes, Dailly is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

How long does the job take?

Typically it takes anything from a few hours to a full day, depending on how many windows. Bigger jobs take longer.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll talk you through it.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Different surfaces, different methods

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Dailly homes and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

Whether the job is in Dailly itself or nearby, the right material for each joint matters as much as a neat finish. Around Dailly, as everywhere, sand mastic is only as good as the preparation behind it.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Whether work needs listed building consent
  • Sashes that need overhauling

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Sash and case windows
  • Tenement windows
  • Period & listed homes
  • Timber door frames
  • Brick reveals
  • Stone surrounds

What happens on the day

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours per window, depending on the condition of the joints from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Before we arrive

  • On commercial sites, let us know about site rules
  • Clear the area around the work
  • Keep pets and children clear of the area while we work
