About our sand mastic in Maidens
We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. Typical jobs include gaps between timber frames and stone or brick and gaps round a timber door in stone or brick, across timber door frames, sash and case windows and period & listed homes.
Mastic can only go onto a dry joint, so outside work in Maidens depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why deal with it now?
If you are redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

How we quote for sand mastic
Call for a quick quote. The main things that affect it are:
- The number of rooms or windows
- Any mould that needs treating
- The product the joint needs
- The size of the job
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What we need to know
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- A few photos by email, if you can
- The type of property
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Rotten sashes, sills or window boxes (a joiner’s job)
- Crumbling stone or brickwork round the window
- Broken panes
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

How the visit works
On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. The work usually takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We start by checking each surround and agreeing the joints to renew.
- We rake out the old mastic and clean the joint.
- Large voids are packed out first, so the mastic is not too thick.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The mastic is finished to sit tidily against the stone or brick.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints

Maidens homes and the weather
Maidens is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For jobs in and around Maidens, choosing the right material for each joint is as important as a tidy finish.

Signs you need sand mastic in Maidens
Rain on the window surround works into any crack and loosens it further. Windows facing the weather tend to go first.
If you can see any of these, it’s time to have the joints looked at:
- Draughts and rain around sash boxes
- Weathered mastic on the most exposed windows
- Open joints round the window box
- Mastic that needs renewing before redecorating
Around Maidens, as everywhere, sand mastic is only as good as the preparation behind it.

FAQs for Maidens
Is Maidens within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Does living near the coast affect sand mastic in Maidens?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.
Can I paint the new mastic?
Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
