Surface by surface

Show homes

We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.

Kitchens

Beside the sink, the joint takes water every day. A kitchen sealant goes in there, food-safe where it’s needed.

New build mastic in Maidens

Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over with a sealant suited to each area. We’re often asked to deal with untidy sealant flagged on a snagging list and sealant that never bonded to the surface, on show homes, kitchens and skirting & floors.

For a place like Maidens, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Around Maidens, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts

Why act early in Maidens

A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

What we’re called out for in Maidens

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly.

Keep an eye out for these signs:

  • Plot mastic for developers ahead of handover
  • New-build shower sealant that has already split
  • Cracks appearing as a new home settles
  • Messy sealant that spoils new finishes

In and around Maidens, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Whether all the old sealant comes out first
  • What the cure time is
  • Who does the work, and how experienced they are
  • The length of the guarantee

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Wait for the cure time before using a resealed shower
  • Keep photos and emails about snagging items
  • Put sealant faults on your snagging list early
  • Clean sealant with mild detergent, not abrasives

Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left.

What affects the cost of new build mastic

For a quick quote, just ask. The main things that affect it are:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • The type of sealant required
  • The old material and how stubborn it is

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

When you call or email, these details help:

  • Pictures of the joints, sent by email
  • Where the property is
  • Any access issues, like height or stairs
  • Whether it has been sealed before

We don’t publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.
